При выборе контрактной модели Engineering, Procurement, Construction (EPC) жизненным циклом (ЖЦ) строительных проектов управляет специализированная организация-контрактор. Данная форма управления строительными проектами является относительно новой для российских застройщиков, ее успешная реализация зависит от различных организационно-технических решений, в частности управления материально-техническим снабжением. Проблематика исследования связана с существующими рисками организации поставок материально-технических ресурсов при реализации строительных проектов по модели EPC, которые оказывают негативное влияние на важнейшие показатели эффективности строительства, такие как сроки и стоимость. Описаны стратегии предотвращения рисковых событий, наступающих при планировании поставок материально-технических ресурсов в течение ЖЦ строительных проектов (риски изменения цены, риски нарушения контрактных обязательств, риски изменения качества поставки, репутационные риски и риски существенного изменения спроса). Решены задачи по митигации рисков с помощью применения инструментов бережливого производства.</p></sec><sec><title>Материалы и методы</title><p>Материалы и методы. Использованы методология и стандарты управления проектами применительно к процессам материально-технического обеспечения строительства, а также методы календарно-сетевого планирования, методы декомпозиции содержания проекта, методы контрактной стратегии реализации строительных проектов и элементы методологии пакетно-узлового метода строительства.</p></sec><sec><title>Результаты</title><p>Результаты. Описаны результаты исследования и даны рекомендации по практическому использованию инструмента гибкой методологии управления проектами, известному в международной практике как Just In Time, что в переводе на русский язык означает «Точно, вовремя».</p></sec><sec><title>Выводы</title><p>Выводы. Представлено обоснование использования предлагаемого инструмента планирования как мероприятие для снижения рисков, связанных с поставками материалов, и повышения эффективности управления ЖЦ строительных проектов.</p></sec></abstract><trans-abstract xml:lang="en"><sec><title>Introduction</title><p>Introduction. When choosing the Engineering, Procurement, Construction (EPC) contract model, the life cycle of construction projects is managed by a specialized contractor organization. This form of construction project management is relatively new for Russian developers, and its successful implementation depends on various organizational and technical solutions, in particular, logistics management. The research problem is related to the existing risks of organizing the supply of material and technical resources during the implementation of construction projects using the EPC model, which have a negative impact on the most important indicators of construction efficiency, such as timing and cost. The paper describes strategies for preventing risk events that occur when planning the supply of material and technical resources during the life cycle of construction projects (risks of price changes, risks of violation of contractual obligations, risks of changes in the quality of delivery, reputational risks and risks of significant changes in demand). The problems of risk mitigation using lean manufacturing tools were solved.</p></sec><sec><title>Materials and methods</title><p>Materials and methods. The methodology and standards of project management as applied to the processes of material and technical support of construction, as well as methods of calendar-network planning, methods of project content decomposition, methods of contract strategy of construction projects implementation and elements of the methodology of package-node method of construction were used.</p></sec><sec><title>Results</title><p>Results. The results of the research are described and recommendations are given for the practical use of the flexible project management tool known in international practice as Just In Time.</p></sec><sec><title>Conclusions</title><p>Conclusions.
